Let me start off by saying that I have searched Google, MSN, Yahoo, Alexa and many other sources. I have found that many directories are either spam or outdated. This leads me to post this message

I am looking for between 30-60 directories that meet these requirements:

#1, Updated as of today.
#2, Search Engine friendly type URL's.
#3, Rank With Google, MSN and Yahoo.
#4, Not full of spam.
#5, No hidden text or links.
#6, Both paid and free listings.
#7, No recipricol link is needed/asked about.
#8, Category for real estate.
#9, Human Edited would be great.
#10, A timely manner inwhich sites are to be accepted.

I like joeant.com for example.

its hard to find good and free directories these days its sort of like russian roulette, a while ago i submitted a site to free directories, they were well indexed then after a year after i checked on the same directories again, they had lost their PR from 3-5 to a 0 which is a sign of google punishment, so be careful to where you submit to

I think for SEO purposes that you're better off adding a blog to your site and then hooking up with a link management system that allows links within blog posts (the only one I know of is the one I use and that's lavalinx.com). Then trade with individual sites that are relevant to yours. I think the list above only has maybe 20 that were free. I was asked by one of the companies I work for to submit to all the free ones. That was 2 weeks ago. So far not much response, which is something I've found to be typical. Google is devaluing link pages. I'm involved with a lot of sites and we saw so many of our link pages devalued in the last update. This is the reason we're headed towards using links in blog posts.

linksandthings - please read the TOS; you'll find that members here are sensibly suspicious of any link in a first post. Though some such links are honest - and I make no guess about yours - 99% are pure spam.

I'd avoid any list that includes 'reciprocal directories', and apply the usual rules to assessing the quality of any directory, free or not.

Using your blog to self promote is a fairly limited activity, and any blog links have been devalued anyway - probably by as much as directories.

Few blogs carry any serious weight, and you'll need hard and *consistent* work to build a blog up to have any SEO value.

Maybe a reasonable web directory is stardir easy to find on nany search engine - they maintain a crawler and even if your site is dissaproved - and maybe it will be - it will be still crawled by their starbot - unless you explicitely disallow it in your robots.txt.
